How Famco Products Fail - and How We Fix Them

  • Famco 304 stainless single-flue caps: The mesh on these caps is spot-welded at the corners, and in San Jose’s Santa Clara Valley climate, the combination of winter moisture and summer thermal cycling pops those welds in 6-10 years. We see this constantly in Cambrian Park homes built in the 2010s. We replace with a heavier-gauge mesh cap or, if the flue tile is still sound, a Gelco or Olympia Chimney equivalent with a rolled-edge seam that won’t fatigue the same way.
  • Famco galvanized multi-flue caps: The galvanized coating on older Famco multi-flue units fails predictably at the drip edge, where condensation pools. Once rust starts, it accelerates through the lid in about 18 months. We don’t recoat galvanized caps - the substrate is already compromised. We pull the cap, assess the crown beneath (it’s usually spalled), and install a stainless replacement with a proper crown wash.
  • Famco wind-directional caps: The rotating collar on Famco’s wind-directional line seizes when the bushing packs with creosote and rooftop grit. In San Jose, where oak and eucalyptus debris is heavy from September through December, we find these frozen solid. We disassemble, clean the bushing track, and if the collar is warped from forced rotation, we source a replacement head rather than selling you a whole new cap assembly.
  • Famco crown-mounted caps (screw-down base): The base flange on these is fastened with #10 sheet metal screws into the crown mortar. After 8-12 years, freeze-thaw - yes, even in San Jose, we get enough overnight lows in the 30s - loosens that embedment. The cap lifts in wind, tears the screw holes larger, and now you have cap damage plus crown damage. We remove the cap, fill and rethread the crown with a polymer-modified repair mortar, then reinstall with expansion anchors set into the structural crown, not just the surface wash.
