Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed
Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Damper Repair: The San Jose Owner’s Guide
Famco damper repair in San Jose typically runs $280-$520 installed, depending on whether we’re replacing the plate, the frame, or the full assembly. We stock Famco-compatible parts for the most common California retrofit sizes and can usually match your model same-day. Most San Jose homeowners discover the problem when smoke backs into the room on the first cold evening, or when they feel a draft they can’t shut off.
Corrine Halstead and our crew have been opening up Famco dampers in Willow Glen and Almaden Valley long enough to know the tells: a plate that won’t seat flat, a handle that spins without engaging, or that thin rust line where the blade meets the frame. The camera tells you what it found. The quote tells you what it costs. Everything else is just conversation.
Which Famco Models This Applies To
Famco built damper assemblies across several decades under slightly different naming, so the part you need depends on what’s actually in your firebox right now. Look for a stamped model number on the steel frame, usually visible when the plate is fully open. The FD-series and FDC-series retrofit dampers are the ones we see most often in San Jose homes built between 1965 and 1995, especially the FD-8, FD-10, and FD-12 sizes that match standard California flue openings.
The gotcha: Famco changed the pivot pin diameter on the FDC-series around 1987. An FD-series plate will not seat correctly in an FDC-series frame, and the hardware kits are not interchangeable even when the nominal size matches. We carry both pin sizes on the truck, but ordering blind without checking has wasted more than one homeowner’s Saturday.
OEM Famco parts are still available through specialty suppliers, though lead times run 2-3 weeks. We typically install quality aftermarket equivalents from our Haven buying network, built to the same 16-gauge galvanized or 304 stainless spec, with the same 5/8-inch blade thickness and felt or silicone seal options. The aftermarket units we source carry the same warranty and install faster since we don’t wait on freight.
Signs Your Famco Damper Repair Is Failing

- Smoke rolls into the room on startup. The plate isn’t seating flush against the frame, usually because the blade has warped from years of uneven heating or the seal gasket has compressed to nothing. In San Jose’s dry climate, the felt seals harden faster than in humid regions, often within 8-12 years.
- You feel cold air dropping down the flue even when the damper is “closed.” The frame has corroded at the throat, or the plate edge has rust-pitted enough to let air pass. Older Famco units with the original painted finish are especially prone to this; the paint flakes, moisture gets in, and the steel thins from the inside out.
- The handle turns but the plate doesn’t move. The linkage pin has sheared or the cotter pin has worked loose. On FD-series units, this hardware lives in a tight space above the lintel and requires a mirror and patience to reach, which is why most homeowners don’t discover the problem until they’re already cold.
- The plate is stuck shut and won’t budge. Creosote has glued it in place, or the pivot pins have seized in their bushings. This is common in San Jose homes where the fireplace sees only occasional use, seasonal moisture cycles cause corrosion, and the first fire of winter comes as a surprise to the hardware.
- You hear a rattle or clank when the damper opens or closes. The counterweight has cracked off its mount, or the plate has developed a stress crack near the pivot. A cracked Famco plate will eventually drop a piece into the firebox, which is when most people call.
Before
AfterReplacement Cost & What’s Included
| Service | Typical Range (San Jose) |
|---|---|
| Famco damper plate replacement (aftermarket) | $280-$380 |
| Full Famco damper assembly replacement | $420-$520 |
| Frame-only repair (welded throat) | $340-$460 |
| Top-sealing damper upgrade (if throat is damaged) | $680-$890 |
What drives the range: accessibility (how much masonry we remove to reach the frame), whether the smoke chamber needs repointing while we’re in there, and whether you want the basic felt seal or the silicone upgrade that handles San Jose’s temperature swings better. Every quote is written before we start, with parts and labor itemized, under Haven Standard Clause 1. The 365-Day Done Right Promise covers the installation. The photo record, Clause 4, shows you the throat condition before and after.
DIY or Call Us?

There’s a safe middle ground and a hard stop. You can check: whether the handle linkage is visibly disconnected (look up past the lintel with a flashlight), whether creosote buildup is obvious on the plate edge, and whether the model stamp is readable for ordering. What you cannot safely do is remove the plate or frame without supporting the masonry above the throat. The lintel carries structural load, and disturbing it without shoring risks dropping firebrick into the firebox or worse.
We also don’t recommend burning with a stuck-open damper as a workaround. You’re losing conditioned air and creating a carbon monoxide pathway if the flue ever pressurizes wrong. If the plate is cracked or the frame is corroded, replacement is the only sound fix. Call (669) 291-2770, we’ll run the camera, write the price, and schedule when you’re ready.
FAQs
Expect 15-25 years for a galvanized unit in our dry climate, though we’ve seen felt-sealed models need attention at 10 years because the seal degrades faster than the steel. Stainless hardware adds maybe 5 years. Call (669) 291-2770 for an exact quote - estimates are free.
Sometimes. A detached linkage, a loose cotter pin, or minor surface rust can be addressed without full replacement. But if the plate is warped, the frame throat is pitted, or the pivot bosses are wallowed out, repair is temporary at best. We show you the camera footage and quote both options when both exist.
Most Famco damper replacements run 2-3 hours from ladder set to final photo. If we need to remove and replace firebrick to access the frame, add an hour. We leave a written scope, written warranty, and your photo record before we pack up.
We carry Famco-compatible dampers in the common FD and FDC sizes, plus both pivot pin diameters. If your unit is an unusual size or a pre-1970 model we haven’t seen before, we measure in person and return with the exact part, usually within 48 hours. We don’t charge for the return trip.
