Famco Flue Liner Replacement Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Flue Liner Replacement: The San Jose Owner’s Guide

We stock and install Famco-compatible flue liner replacement in San Jose for $2,800-$4,200 installed, depending on liner diameter, flue height, and whether the surrounding clay tiles need removal first. Most Famco jobs we book in Willow Glen, Almaden Valley, and the Rose Garden are completed in a single day once the written price is approved. You’ll usually discover the problem during a routine sweep or when water starts weeping through the mortar joints after our winter rains.

Level Two Chimney San Jose is an independent service provider, not affiliated with Famco. We source Famco liners through Haven’s buying network alongside DuraFlex, HeatShield, and Gelco to keep replacement costs honest.

Which Famco Models This Applies To

Famco manufactured two distinct flue liner product lines that still show up in San Jose homes: the stainless-steel flexible liner kits sold through hardware distributors in the 1990s and early 2000s, and the rigid aluminum venting systems used primarily for gas appliance venting. The flexible kits carry a stamped model prefix, usually “FL-” followed by the diameter in inches and the kit length. Rigid Famco gas venting is labeled “FV” or “AFV” on the collar stamp.

The compatibility gotcha we run into most often: early FL-series kits used a 0.006-inch wall thickness that Famco later bumped to 0.010-inch on kits manufactured after roughly 2003. The thinner-wall liners fail faster, especially where they pass through the smoke chamber and take the most abrasion from sweeping. If your original liner was 0.006-inch, we won’t install another one. The replacement spec is 316Ti stainless at 0.010-inch minimum, or 0.013-inch if you’re burning primarily oak or madrone, which runs hotter than the softwoods common back east.

Aftermarket equivalents from Olympia Chimney or DuraFlex match Famco’s collar dimensions and termination heights exactly, and they’re what we typically stock. OEM Famco flexible liner is still available through select distributors, but lead times run 10-14 days and the price premium buys no additional warranty. For gas venting, we stick with Famco-original rigid sections when we’re tying into an existing Famco system, because the twist-lock collar geometry differs slightly from Selkirk or Metalbestos.

Signs Your Famco Flue Liner Replacement Is Failing

Signs Your Famco Flue Liner Replacement Is Failing
  • White efflorescence or rust streaks on the exterior brick. This means moisture is getting past the liner somewhere. In San Jose’s clay-heavy soils, that moisture wicks through the masonry and salts crystallize on the surface. The liner has either separated at a joint or corroded through.
  • Flakes of stainless steel in the firebox after sweeping. Those are pieces of the liner wall. Flexible liners fatigue at the corrugation crests, and once you see metal shedding, the wall thickness is below code minimum. We measure what’s left with a borescope.
  • Smoke spillage at startup even with the damper fully open. A liner that’s collapsed inward, or pulled away from the appliance collar, creates a restriction. The flue can’t establish draft fast enough. We see this most in two-story San Jose homes where the original Famco kit was right at the length limit.
  • Carbon monoxide detector alerts during fireplace use. This is the one that moves the call to emergency status. A perforated liner can vent combustion gases into the chimney cavity, and from there into wall chases or floor joist bays. If your detector sounds, stop using the appliance and call us.
  • Visible gaps or daylight at liner joints during inspection. The upper joints, near the termination, take the most thermal cycling. Famco’s early clamp-band connections loosen over time. We document these with the camera, send you the footage, and quote the repair in writing.

Replacement Cost & What’s Included

Component Price Range (San Jose)
Famco-compatible flexible liner kit (6″-8″ diameter, 15’-25′ length) $1,400-$2,200
Removal of failed clay tile or existing liner $400-$800
Insulation blanket (required for UL 1777 listing) $280-$450
New termination cap and storm collar $180-$320
Labor: installation, smoke chamber parge, cleanup $1,200-$1,800
Typical total installed $2,800-$4,200

What drives the range: chimney height, access (steep roofs in Almaden Valley add time), and whether we find spalled clay tiles that must come out before the new liner drops. We run the camera first, every time. Clause 4 of the Haven Standard requires a photo record on every job, and that includes the pre-work inspection that determines your exact price. The written scope, written price, and written warranty are delivered before anyone starts. No exceptions. Haven Standard Clause 1.

Every Famco flue liner replacement we install carries the 365-Day Done Right Promise. If it’s not done right, we make it right.

DIY or Call Us?

There’s a short list of things a San Jose homeowner can safely check: confirm the model stamp on your existing liner collar, measure the chimney height from roofline to firebox, and verify your appliance’s BTU rating and venting category from the nameplate. Write those down. They’ll save us twenty minutes on the phone.

Everything else belongs to a technician. Dropping a flexible liner down a chimney requires working on the roof with proper fall protection, cutting the liner to length without deforming the corrugation, and making a gas-tight connection at the appliance collar. The insulation blanket must be secured so it doesn’t bunch and create a cold spot. Get any of this wrong and you’ve got a liner that fails inspection, voids your homeowner’s insurance, and potentially vents carbon monoxide into living space. We’ve pulled out three DIY Famco replacements this year in San Jose alone. Two were undersized; one wasn’t insulated. The camera tells you what it found. The quote tells you what it costs. Everything else is just conversation.
