Gelco Crown Repair Nationwide

Every visit starts with

Level 1 sweep and inspection to the NFPA 211 annual standard - flue, crown, cap, and flashing checked and photographed

Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The San Jose Owner’s Guide

Gelco crown repair in San Jose typically runs $340-$680 installed, depending on whether we’re sealing hairline cracks or rebuilding the full concrete crown. We stock Gelco-compatible crown sealants and reinforcement mesh on every truck, and most jobs are completed in a single visit. Most San Jose homeowners discover the problem during a routine sweep or after spotting water stains on the ceiling near the chimney breast.

Corrine Halstead and our crew have replaced Gelco crowns across Willow Glen, Almaden Valley, and the older stock in Naglee Park where the original Gelco caps from the 1990s are finally giving out. The camera tells you what it found. The quote tells you what it costs. Everything else is just conversation.

Which Gelco Models This Applies To

Gelco manufactured three primary crown series relevant to San Jose homes: the pre-2005 stamped steel crowns (model prefix GC-100), the 2005-2018 galvanized transitional line (GC-200), and the current stainless-reinforced GC-300 series. The GC-100 and GC-200 crowns share a 24-inch base flange but use different fastener patterns, 6-hole versus 8-hole, which means a GC-200 replacement crown will not seat cleanly on a GC-100 base without drilling new anchor points.

We source Gelco-spec crowns through Haven’s buying network alongside DuraFlex and HeatShield materials, which keeps our part prices honest and our lead times short. For most San Jose homes built between 1985 and 2010, you’re looking at either a GC-100 or early GC-200. Check the stamped model number on the underside of the crown lip, visible from the roof edge with a flashlight. If the stamp is corroded off, we measure flange width and fastener spacing on-site and match to the correct Gelco spec or a certified aftermarket equivalent from Olympia Chimney.

Signs Your Gelco Crown Repair Is Failing

Signs Your Gelco Crown Repair Is Failing
  • Hairline cracking across the crown surface. Gelco concrete crowns use a Portland-based mix that shrinks as it cures. In San Jose’s dry-summer climate, thermal cycling between 95°F August afternoons and 45°F January mornings accelerates this shrinkage. The cracks rarely look dramatic from the ground, but they channel water directly into the chimney stack.
  • Spalling or flaking on the crown edges. This is freeze-thaw damage, even in California. Morning fog condenses into the crown’s surface pores; if temperatures drop below 32°F overnight, that moisture expands and pops off thin layers of concrete. Gelco GC-100 crowns are particularly prone because the original mix lacked air-entrainment additives.
  • Rust streaks running down the chimney face below the crown. The crown’s job is to shed water away from the flue liner and the chimney structure. When it fails, water reaches the steel reinforcement wire inside the crown, or worse, the steel flue liner itself. Those orange-brown streaks are oxidized metal, and they mean the crown has been compromised for at least one full rainy season.
  • Damp or stained drywall on the ceiling adjacent to the chimney. Water entering through a cracked Gelco crown travels down the flue cavity, then migrates horizontally through gaps in the framing. By the time you see the ceiling stain, the crown has likely been leaking for months. In Willow Glen’s 1940s-1960s homes with plaster-and-lath ceilings, this damage spreads faster than in modern drywall.
  • The crown sits visibly askew or has separated from the chimney wash. Gelco crowns are secured with masonry anchors into the top course of brick or block. If the crown shifts, either the anchors have corroded through or the underlying brick has spalled. This is structural, not cosmetic, and it exposes the flue to direct rainfall and debris intrusion.

Replacement Cost & What’s Included

Scope Price Range What’s Included
Crown crack sealing (hairline, <1/8") $340-$480 Surface prep, flexible crown sealant, mesh reinforcement, 5-year material warranty
Partial crown rebuild (localized spalling) $520-$680 Removal of damaged section, form-and-pour repair, bonding agent, 10-year warranty
Full crown replacement (Gelco GC-100/200/300) $620-$850 Complete removal, new Gelco-spec or certified equivalent crown, anchor hardware, flared drip edge, 10-year warranty

What drives the range: accessibility (steep roof pitch adds labor), crown diameter (San Jose’s larger fireplace openings need 32-inch crowns versus standard 28-inch), and whether the flue liner top needs reseating after crown removal. Every quote is written before work starts, per Haven Standard Clause 1. No exceptions.

Clause 4 of the Haven Standard requires a photo record on every job. You’ll receive dated before-and-after images, plus the written scope and warranty, before we leave the property.

Here’s what you can safely check yourself: from the ground with binoculars, look for the cracking, spalling, or rust streaks described above. Note the crown’s position relative to the chimney stack. If it’s visibly tilted, stop there.

What goes wrong with DIY crown repair: working on a roof near a chimney stack is height work with fall risk, full stop. Beyond that, Gelco crowns require proper surface profiling for sealant adhesion, and the flexible sealants that actually last in San Jose’s UV exposure are not the products sold at hardware stores. We’ve peeled off enough homeowner silicone jobs to know that $40 in caulk becomes $680 in remediation within two seasons. The concrete mix for a full rebuild needs specific slump and cure conditions that don’t happen by guesswork.
